MARC Neighborhood Project Overview

In an effort to improve transparency of the hard work being done by the HOA Board, we have created this project homepage. 

The goal is to provide a high-level overview of our current projects and their funding statuses. 

Project Details

Name:  Bench & Picnic Table Replacement
Project Manager: Zach Aaron
Description:  The current benches are not safely designed, damaged, and the concrete pads are breaking beneath them. In addition, the picnic table at the phase 3 park is damaged. For safety, these items should be removed and replaced.
Estimated Costs:  $15,000-20,000
Estimated Completion Date: 11/1/2022
Project Status: Completed in February 2023

Name:  Uneven Sidewalks & Damaged Street Signs
Project Manager: Eric Jones
Description:  The streets and city walks are owned by the City of Maple Valley.  Working with the city to identify uneven sidewalks and have them repaired.  The city has marked with spray paint identified sidewalks. Eric is following up with our contact at the city now that the weather has improved to get an ETA on beginning the work of grinding and/or replacing identified uneven areas. The damaged street sign has been resolved in 2022. 
Estimated Costs:  $0 to HOA, work completed by City of Maple Valley 
Estimated Completion:  Summer 2023  ​
Project Status: Delayed - city did not complete in summer 2022 as promised


Name:  General Landscape Improvements & Redesign
Project Manager: Kristin Jones
Description:  Goal is to update the landscaping throughout the entrance and front of neighborhood beginning in 2022. This upfront investment will help us to reduce maintenance and water costs in the long run. Prioritization of projects will be required due to large expense. Redesign of the front entrance began on Friday, February 25, 2022.
Estimated Costs:  $50,000 - $100,000

Name:  Speeding Issues within the Neighborhood
Project Manager: Eric Jones
Description:  In the early planning stages to try to identify options for monitoring speeding within the neighborhood and possibly to obtain a lower speed limit within the neighborhood streets. The speed trailer had a malfunction and we are in contact with the city to have it returned once repairs are made.

Name:  Additional Street Lights & Repair 
Project Manager: Julie Ann Troxler
Description:  We have identified a need for additional street lights near the rear park due to harmful items found in dark locations.  In addition, there are several lights that are burned out or flickering that need to be addressed with PSE.

Name:  Playground Equipment Annual Inspections 
Project Manager: Alaina Weimer
Description:  Establishing a process for an annual inspection and maintenance of the equipment.

Name:  Bark Replacement
Project Manager: Zach Aaron
Description:  Annually, bark is replaced in parts of the neighborhood. Unfortunately, this was not done for 2 years, so in 2021 this requires investment to replace all bark throughout the whole neighborhood.
Final Cost:  $23,821.57​

Name:  Tree Trimming Over Sidewalks
Project Manager: Eric Pisconski
Description:  To be able to safely walk on sidewalks, tree branches should be trimmed to a minimum of 8 ft above. Notifications will be sent to homeowners and if not trimmed, our landscapers will trim and bill affected homeowners. Final walk through occured and affected homeowners were billed.

Name:  Dead/Overgrown Tree Removal
Project Manager: Alaina Weimer
Description:  There are several dead birch trees in the neighborhood which require removal/replacement. A tree at the blue park requires removal for safety. Additionally, a tree lost in the ice storm behind owner's home requires replacement.
Final Costs:  $4,532 for 22 trees (removal); replacement will be absorbed into Landscape Improvement project.

Name:  Drainage Issue Near Basketball Court 
Project Manager: Kristin Jones
Description:  There has been an ongoing drainage issue at the basketball court and this project hopes to resolve that issue.  The tentative plan is to place a french drain which should resolve the water issues on both sides of the sidewalk. We are awaiting a bid and then an ETA for installation if the pricing is approved. 
Estimated Costs:  $2500-$4000

Name:  Additional Tree Trimming
Project Manager: Alaina Weimer
Description:  Following a wind storm additional tree trimming was identified for a homeowner due to a branch touching their roof from a tree in the common area.  In addition, during the survey we were provided feedback about concerns of branches by the small park.  We are investigating to locate these concerns.

Name:  Street Parking Enforcement
Project Manager: Eric Jones
Description:  In response to our MARC Survey, street parking was a common theme of concern. Enforcement of street parking is the responsibility of the whole neighborhood as residents to hold each other accountable for the safety of our streets. It was decided that starting a Parking Safety Committee made up of volunteers who monitor parking violations.  In addition a way to volunteer for this committee will be posted on the website. In addition, a new requirement for all residents to register their vehicle information will be required starting in 2023 to assist in improving compliance notices to the correct homeowners. Only cost for the project currently known is to purchase vests which will identify the Parking Safety Committee.
