In an effort to improve transparency of the hard work being done by the HOA Board, we have created this project homepage.

Name: Bench & Picnic Table Replacement
Project Manager: Zach Aaron
Description: The current benches are not safely designed, damaged, and the concrete pads are breaking beneath them. In addition, the picnic table at the phase 3 park is damaged. For safety, these items should be removed and replaced.
Estimated Costs: $15,000-20,000

Name: Uneven Sidewalks & Damaged Street Signs
Project Manager: Eric Jones
Description: The streets and city walks are owned by the City of Maple Valley. Working with the city to identify uneven sidewalks and have them repaired. The city has marked with spray paint identified sidewalks. Eric is following up with our contact at the city now that the weather has improved to get an ETA on beginning the work of grinding and/or replacing identified uneven areas. The damaged street sign has been resolved in 2022.

Name: General Landscape Improvements & Redesign
Project Manager: Kristin Jones
Description: Goal is to update the landscaping throughout the entrance and front of neighborhood beginning in 2022. This upfront investment will help us to reduce maintenance and water costs in the long run. Prioritization of projects will be required due to large expense. Redesign of the front entrance began on Friday, February 25, 2022.

Front Entrance Refresh Completed Spring 2022

Description: Goal is to update the landscaping throughout the entrance and front of neighborhood beginning in 2022. This upfront investment will help us to reduce maintenance and water costs in the long run. Prioritization of projects will be required due to large expense. Redesign of the front entrance began on Friday, February 25, 2022.

Name: Bark Replacement

Description: Annually, bark is replaced in parts of the neighborhood. Unfortunately, this was not done for 2 years, so in 2021 this requires investment to replace all bark throughout the whole neighborhood.

Description: To be able to safely walk on sidewalks, tree branches should be trimmed to a minimum of 8 ft above. Notifications will be sent to homeowners and if not trimmed, our landscapers will trim and bill affected homeowners. Final walk through occured and affected homeowners were billed.

In addition, during the survey we were provided feedback about concerns of branches by the small park. We are investigating to locate these concerns.

Description: In response to our MARC Survey, street parking was a common theme of concern. Enforcement of street parking is the responsibility of the whole neighborhood as residents to hold each other accountable for the safety of our streets. It was decided that starting a Parking Safety Committee made up of volunteers who monitor parking violations. In addition a way to volunteer for this committee will be posted on the website. In addition, a new requirement for all residents to register their vehicle information will be required starting in 2023 to assist in improving compliance notices to the correct homeowners. Only cost for the project currently known is to purchase vests which will identify the Parking Safety Committee.
